San Diego Apartment Hunting Checklist

A renter-first checklist for parking, noise, deposits, maintenance, laundry, fees, and lease questions before you sign.

Before the tour

Search the address, check the neighborhood, and write down what matters most: parking, noise, commute, laundry, pets, safety, rent history, and whether the unit fits your actual weekly routine.

Check the block

Visit or map the address at the time you would normally come home. A rental can feel totally different at 2 p.m. than it does after work, on a Friday night, or during beach traffic.

During the tour

Ask where people actually park after work, how maintenance requests are handled, what utilities usually cost, what fees are not included in rent, and what problems previous renters reported.

Look for quiet evidence

Open windows, stand in the bedroom, listen for upstairs neighbors, check hallway noise, look at trash areas, laundry rooms, and any signs of moisture, pests, or rushed repairs.

Before signing

Confirm deposit terms, move-out expectations, lease length, renewal rules, guest parking, pest history, utility responsibility, repair contacts, and who has authority to approve fixes.

Red flags

Be careful with vague parking promises, pressure to sign immediately, missing fee details, unclear management contacts, refusal to put promises in writing, or answers that depend on 'usually.'
